What are floorplan services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a floorplan service, an appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they move around the property, they notate the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the house and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services necessary?

Disputing real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from many sources, and sometimes go unproven — which means you may be taxed for more space than you own! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting your property on the market

A floorplan service will secure a fair price for your property. Living space is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To ensure that your client's property closes at a price that accurately reflects true market value, we advise seeking a measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic to interest potential buyers since they can see the layout and features of the property before and after a showing.
